For investors with cash saved, property can be a way to put that capital to work and start building long-term wealth sooner.

Investing with property equity

For homeowners, existing equity can become the lever for your next investment property without relying solely on cash savings.

Existing home refinanced to a maximum 80% LVR. Investment purchase assumes a 20% deposit and 6% purchase costs, so 26% of the price is required upfront, with the investment loan at 80% LVR. Borrowing capacity is assessed at 9.25% over a 30-year principal and interest term, after your existing mortgage and average Australian living expenses. Expected rental income is included at a 4.5% gross yield, with 80% counted by the lender to allow for vacancy, management fees and maintenance. The tax benefit of negative gearing, including depreciation on new stock, is credited to serviceability, and household income is assessed across two earners. A maximum debt-to-income ratio of 6.0 applies as an upper cap only. Assumes no dependants, no personal loans, no credit card debt, no HECS and PAYG employment. How is Dominium Wealth different to a buyer's agent or property marketer?

We don't sell properties, we build strategies. Every engagement starts with your financial position and long-term goals, not a listing. Property is only introduced once we understand what you're trying to achieve, and it's one part of a longer process, not the end of it. Our focus is long-term wealth creation, not a single transaction.

Do I need cash to get started?

Not necessarily. Many of our clients use the equity already built up in their home as a deposit, meaning their savings stay completely untouched. For those who prefer to use cash, that works too. We'll look at your full financial picture and structure the approach that makes the most sense for your situation.

How does Dominium Wealth make money?

We receive a commission from the developer when a property settles. There are no fees charged to you directly.

Why would a developer sell pre-market, and is there a catch?

Developers work with trusted advisory networks like Dominium Wealth to reach qualified investors efficiently and reduce their own marketing costs. In return, they offer pricing advantages and early access. We only put forward developments that have passed our own vetting criteria.

What if property prices fall?

Every property we present is modelled conservatively. We show you what the deal looks like in a flat or declining market. If rental income and tax benefits don't make the deal viable on conservative numbers, we don't recommend it.

How long does the process take?

Every client's journey is different depending on the property type, finance approval, and construction timeline. From your first strategy call through to settlement, the process is designed to move at a pace that works for you, and we're with you at every step along the way.

Do I need to use your recommended broker or conveyancer?

You're welcome to use your own. That said, working with professionals from our trusted network means everyone is already aligned, communicating together, and working toward the same outcome for you. It tends to make the process faster, simpler, and a lot less stressful. Either way, we'll support you through it.

What if I change my mind after committing?

Most contracts include a cooling-off period. Your solicitor will review your rights before any contract is signed. We will never pressure you into a decision you're not comfortable with.
